New rules for charging electric cars in housing cooperatives and condominiums as of 01.01.21
The Storting has decided that as of January 1, 2021 , you are now required to have a charging point established if you live in a housing association or belong to a condominium .
This does not mean that you are entitled to a parking space if you do not already have one, but if you have a parking space, you can now demand that a charging point be established for you .
According to new rules, the housing association/condominium must cover the costs of infrastructure for chargers, so that electricity is provided to each parking space.

Before setting up infrastructure/assembly, it is important to think through the planning phase:
- Number of charging points, do not prepare charging points for 10 units, if it turns out afterwards that one should have had 12.
- Type of charger, please agree on the model/type of charger, as it can quickly become problematic to install different chargers on the same infrastructure.

If there are no permanent parking spaces, the housing association/condominium must also cover the costs of installing and mounting each charger, but the actual electricity consumption must be covered by each user.
If there are permanent parking spaces, the owner must cover the costs of installation and assembly, as well as electricity consumption – since the charger cannot then be used by others.
BUT, even though there is now a requirement that charging points be established, the board can still say no
– so no residents can have anything installed and assembled before it has been approved by the board!
The board may, if the costs are too high, refuse to establish a charging point for a private parking space, but rather agree to charging stations in a common area.
You must therefore obtain a detailed price quote from an electrician so that you can have all costs on the table before you get started.
